1.     Closets

The first thing you need to do is de-personalize the house. It’s common courtesy to not leave out your personal belongings when inviting a buyer for a tour. The only thing a buyer likes to look into is the closet. They like to size-up the space and see whether it is roomy enough or not. So, remove all your clothes, stack the boxes in a corner to show off the empty space and splurge on some hangers for a colorful visual impact.

2.     Bedroom

Bedroom is the focal point in a house sale. Buyers want this room to be big, so that along with a bed set, they can also place a small coffee table with two high backed sofas. The best way to maximize this room’s potential is to paint it with neutral colors and install new curtains. Hang a painting or two on the wall, place a window seat and place a rug in the center.

3.     Bathroom

Bathrooms tend to get dirty quite fast. Most of your efforts will be spent in cleaning this room. Once you have cleaned the grout from the tiles, it’s time to make the space visually appealing. First of all, install a new mirror above the sink, one with a frame. Place white and ivory hand towels near the sink, and in a bowl, place three to four colorful crystal soaps.

4.     Kitchen

Most people spend thousands of dollars in renovating the kitchen and never get the cost back in the sale price. Here’s what you can do:

  • Get the cabinets repaired.
  • Retouch them with wood polish.
  • Clean the refrigerator and stove.
  • Place a plate of warm cookies on the kitchen counter just before the buyer arrives.
  • Brew a fresh pot of coffee and place it in clear sight with a couple of mugs.

The aroma of the coffee and the cookies add a warm touch to the ambiance.

5.     Dining Room

All the dining room requires is a dinner table and nothing else. Set the table as if guests are coming and make sure that room is clutter free.
